Recently, I visited a client in Budapest where a serious apartment fire almost occurred. Part of the distribution board had melted, and the circuit breakers showed signs of burning. Fortunately, the issue was noticed in time, and a major disaster was avoided. This case highlights that maintaining the electrical system is not just a matter of convenience, but above all, a matter of safety.

Electrical safety inspection required for property sales
Since January 9, 2024, Hungarian law requires sellers to carry out an Electrical Safety Inspection (VBF) when selling a residential property. The purpose is to identify faults, outdated or hazardous wiring, and missing protective elements in time.
A complete electrical renovation of an average-sized apartment typically costs 1–1.5 million HUF. If wiring replacement requires wall-chasing, additional masonry and painting work can add nearly the same amount. This means the total cost can easily reach several million HUF.
A certified inspection is therefore not only essential for safety but also provides a strong negotiating position during the sale. It helps protect your family and can even increase the value of the property you are purchasing.
